It’s not likely that most multifamily building will undergo a deep energy retrofit anytime soon, but a lot can be done to improve the efficiency of buildings and comfort of residents. Depending upon whether your property is directly or master metered, the paybacks on these improvements will differ.

Rent reductions are one answer for renewing tenancies but another, more long lasting strategy, is simple, inexpensive unit upgrades that serve to reduce a tenant’s utility bills over time, putting more money in their pockets every month and making green heroes out of management and maintenance personnel.

Being a green resident sometimes requires being proactive with your property manager and having the courage to ask for what you want. By opening up a dialogue with the owner or property management company, you may find they are receptive to suggested improvements including those that reduce building-wide energy usage.
